Below are tips to control your premium increases.

#1. Shop your insurance. Gather the names of companies/brokers who specialize in apartment building insurance. Always work with an insurance broker that represents multiple companies. A broker can give several options on insurance companies that would be best for your property, instead of one option which is the primary concern of an exclusive agent. It is important to pick an insurance company that is financially stable. Check the financial health of your potential insurer with rating companies such as A.M. Best and Standard & Poor’s.

#2. Consider higher deductibles. The higher the deductible, the less you will pay in insurance premiums for the policy. Weigh the difference & make the increase makes sense.

#3. Set up a risk management/loss control program. Insurers will lower your rates if you put a program into place that will minimize losses from fire, theft and onsite injuries. Consider installing a security or fire system. Have a systematic approach to guiding your residents/tenants into Renter’s Insurance. Renter’s Insurance will control your loss history and frequency. It is important to keep your insurer informed about changes in your business operations. This includes major purchases, expansions or changes in hiring or the nature of your operations. Ask what you can do to reduce risks such as fire or resident-related accidents and review the procedures in the event your business suffers a major catastrophe.

#4. Have the proper amount and type of insurance coverage. Determine the amount of coverage needed for your real estate and/or apartment building & verify how your broker came up with the limit of insurance coverage. Is it enough or is it too much coverage? Make your insurance broker aware of any lending insurance requirements that are mandatory; it is easier to negotiate coverage’s and pricing if all information is disclosed up front. Consider other forms of insurance, for example, Directors and Officers, business income replacement, ordinance and law, EPLI, or property management E+O. Having the right amount and type of insurance coverage along with a carefully developed business plan that includes disaster preparedness can save you money in the long run. Be sure to keep your broker fully apprised of any changes within your business that might necessitate changes to your insurance coverage. Such changes may include: adding locations, expanding your business, making an acquisition, changing the property entity name or the property DBA and/or purchasing major equipment such as tools or vehicles.

This major, luxury multifamily apartment developer is seeking a VP/Director of Marketing to direct and manage all marketing aspects and product development in the Silver Spring / College Park MD area. Responsibilities are detailed as follows: Assist in the development and education of on-site community teams. You will be leading all marketing & advertising activities at the regional and local level + the conception and development of branding for this luxury multifamily developer. Direct the marketing, leasing and training efforts by creating and launching branding for new property development. Perform competitive market surveys, development and implementation of marketing plans to position apartment communities within their sub-markets in order to increase monthly rents and increase revenue. Additionally, development of Internet advertising campaigns, outreach marketing, resident confidence and referral programs. You will lead ongoing recruitment of new leasing associates and present leasing training programs. Further, you will spearhead all electronic marketing initiatives including; website development, search engine optimization, pay-per-click keyword search, mobile/SMS search campaigns, and local search while also managing regional advertising agencies, signage design firms and taking charge on all public relations with PR Agencies. Additionally, you will develop marketing/collateral campaigns, corporate website and individual community consumer websites. Responsible for the annual development and day-to-day management of community-specific advertising budgets while driving the initiative to reduce company-wide advertising spending with the ultimate goal of supporting the communities in sustaining occupancy levels. Ideal candidates will have between 5 – 15 years luxury multifamily development marketing experience, a degree in marketing or business and current internet expertise with social media. A leading multifamily growth oriented developer has a stellar opening for a Chief Financial Officer. Responsibilities include financing new market rate multifamily apartments, electronic spreadsheet modeling, and management of accounting, internal and external financial reporting, taxation, financial planning functions and internal control environment and managing the corporate finance department. As a member of the Executive Committee, you will be responsible for the strategic planning of the Company. You will liaison with investors, lenders, and credit agencies. Additionally, you will be responsible for presentations to investors and as a member of the Asset Committee; you’ll be responsible for directing the asset management initiatives of the company. Work with corporate leadership to develop strategic planning for future and currently property development.

Qualifications: Degreed and 6-12 years development finance of multifamily rental housing. Currently with a privately held luxury apartment developer builder as a CFO or VP Finance / accounting in market rate multifamily apartment for-rent housing development and construction. Candidates must have strong pro forma property investment analysis spreadsheet modeling. Direct negotiations experience with lenders for real estate investment experience and automation implementation. Accounting skills to coordinate and manage accounting department.
